Uttar Pradesh Introduces Digital System to Simplify Property Valuation and Stamp Duty Calculation The Uttar Pradesh government is set to revolutionise property transactions with a new online system that will auto-calculate property values and the applicable stamp duty based on local circle rates. This digital innovation aims to reduce reliance on middlemen and private evaluators by providing easy access to accurate and transparent property valuations for residents.

Standardising Circle Rates to Eliminate Discrepancies Across Districts To ensure consistency, the state government is also working on standardising the circle rates across all districts. Currently, wide variations in rates across neighbouring districts, and even within the same city, create confusion and unfair pricing for property owners. This reform, expected to be rolled out soon, will ensure a more equitable approach to property registration.

A Step Towards Greater Transparency and Fairness in Real Estate The move is part of Uttar Pradesh's broader strategy to modernise property-related processes, offering a more reliable and transparent framework for both buyers and sellers. With this initiative, the state aims to promote investments by eliminating the inconsistencies that have long hindered fair property transactions, particularly affecting farmers and landowners in rural areas.

Expected Rollout and Benefits for Property Stakeholders With the system currently in trial and set for a full launch in the coming months, Uttar Pradesh is confident that these reforms will bring much-needed relief to property owners and buyers. The changes promise to streamline property registrations, improve tax collection efficiency, and offer a clear and fair valuation process, ensuring better outcomes for all stakeholders involved in property transactions.
